A Landmark Heritage-to-Hospitality Conversion

The Tuwaiq Palace project represents one of the most significant heritage-to-hospitality conversions in the Kingdom of Saudi Arabia, transforming an existing royal palace into an ultra-luxury boutique hotel on behalf of The Boutique Group — a PIF-owned Company.

Floor Technology EST (FloorTech) brings extensive experience in high-end landscape construction within the Kingdom, including luxury hospitality projects requiring heritage-sensitive stone restoration, native desert planting, and precision irrigation systems.

Our proposal is built on a foundation of transparent line-item cost build-ups, realistic 20-month programme scheduling, and a deep understanding of the landscape design intent by Woods Bagot and Gillespies.

Palace Stone Façade Restoration

Complete cleaning, re-pointing, and repair of existing Riyadh Stone surfaces. New cladding installation of 288 m² honed stone with stainless steel mechanical anchors.

03 — Method Statement

Precision Execution, Phase by Phase

Our method statement follows a carefully sequenced approach ensuring quality at every stage, from initial site preparation through to final handover and establishment maintenance.

4.1

Site Preparation & Enabling Works

Mobilization within 14 days of NTP. Site setup includes hoarding, offices, laydown areas, and comprehensive Tree Protection Plan per ANSI A300 standards.

4.2

Demolition & Removals

Phased demolition of 8,372 m² existing hardscape. Waste segregation to licensed recycling. 27 trees root-balled and transported to off-site nursery for 6–12 months.

4.3

Earthworks, Drainage & Substructure

Excavation in 150 mm compacted lifts tested per BS 1377 to 95% MDD. Agricultural drainage with Terram 1000 geotextile and free-draining gravel surround.

4.4

Concrete, Reinforcement & Formwork

C32/20 ready-mix from HAC-approved batching plant. Reinforcing steel per ASTM A706/A615. Marine plywood formwork with 7-day minimum curing for walls.

Stone Paving & Coping

Riyadh Limestone from AL Sultan Factory. Shot-blast, honed, and sandblasted finishes. Laticrete 3701 mortar bed with 254 slurry bond coat. 2×2m mock-ups for approval.

4.6

Stone Walls & Cladding

Stack stone retaining walls (~429 m) with locally sourced Riyadh Stone. Villa entrance walls (~951 m coping) with CL-04 honed cladding on polymer-modified mortar.

Timber, Glass & Special Features

100×25 mm treated timber decking on stainless steel fixings. 10mm tempered frameless glass balustrade. Premium copper fire pit and stone-clad BBQ stations.

Irrigation System

Automatic TSE system with UV sterilization. uPVC pipework per BS EN 1452-2. Pressure-compensating drip emitters. Satellite controllers connected to building BMS.

Softscape & Planting

Sweet sand blended with 30% organic compost and slow-release NPK. 3-point guying for palms >3m. 365-day establishment with weekly monitoring and full replacement warranty.

4.10

Palace Stone Façade Restoration

Low-pressure wash (max 150 bar) with neutral-pH cleaner. Lime-based mortar re-pointing. New 288 m² cladding mechanically fixed with stainless steel anchors.

04 — Preliminary Schedule

20-Month Construction Programme

Mobilization commencing August 2026 (one month after contract award), with Practical Completion at Month 20 and Final Acceptance at Month 24.
